Minnix Commercial
Construction offers many services to meet its customer's
needs. Below is a list of the most common services. Involving the Minnix team from the start of your project will allow you to
choose the service that best meets your needs.
Negotiated Work
When a client has already selected an architect, finalized plans
and is ready to partner with a contractor, such as Minnix, they
may choose a negotiated contract. The plans are released for bid
to subcontractors and a fee is negotiated for Minnix to make sure
the project stays on time and within budget. Negotiated contracts
allow the owner and Minnix to maximize savings and control costs.
Design Build
Minnix has established strategic partnerships with architects and
engineers to allow a turnkey process for your project. The Minnix
design team and owner work together during the early stages of the
design process to help control costs and time through its
knowledge of construction materials and pricing. Once a design is
completed, Minnix typically enters into a negotiated contract to
complete the construction. Design build allows the owner to deal
with only one firm while maximizing time and cost savings.
Construction Management
This service allows the owner to hire Minnix to manage the
construction process from planning to completion. Minnix will work
with owners and selected architects, throughout the planning
stage, to develop cost saving ideas. Subcontractor bids and
material cost are reviewed with the owner and a total contract is
established. The bids are reviewed with the owner and a total
contract price is established, including a management fee for
Minnix to manage the construction process. Construction management
allows the owner to know his direct costs and save time by having
Minnix manage the construction process.
Competitive Bid
After construction plans and specifications are completed, the
owner and architect select two or more contractors to bid on the
project as designed. A bid date is established and a total price
is submitted by the contractors per the construction documents.
Typically the owner awards the job to the low bidder. Competitive
bid allows the owner to evaluate cost estimates for the
construction from several contractors. This does not establish,
for sure, the best price since the owner does not see the actual
cost to the general contractor. |
